No Obligation initial Meeting - The first step is to arrange a meeting to learn about your requirements and to discuss how the service works. Our principal consultants will advise on market conditions and how to maximize what is achievable for your budget within your chosen area or areas. Your consultant will be your responsible to oversee the entire search and acquisition process. We will liaise with other estate agents, solicitors, bankers, surveyors and other professional advisers on your behalf.
Comprehensive Property Search & Acquisition Brief - We have found that each acquisition client has unique and well considered requirements. Our principal agent will work closely with you to create a detailed property acquisition brief from which they will work. Due consideration is given to your requirements, your lifestyle, to your living requirements and advice provided on the most suitable areas, architectural styles and internal configuration. Area Familiarization Tour - A tour of preferred and/or suggested areas can be arranged before the property search commences. This usually entails one to two day’s driven tour through selected areas. The purpose is to show the different property styles and values, local amenities and transport links for the client to then consider the pros and cons of each area. This is part of our property search service, this is also available without commitment to non-clients.
Proactive Property Search - It takes approximately ten days to carry out our initial research and previews before the first, client attended, property tour. Subsequent tours become increasingly targeted and continue until the perfect property is found. We proactively source property which is being openly, as well as quietly, marketed through estate agents, developers and private owners. It is this exhaustive approach to searching which gives early, or pre-market, access to property. Convenient Property Tours - Each client’s property search consultant will arrange all viewing's that are convenient. Your consultant will accompany you on all property viewing's providing valuable advice on the negative aspects in addition to the positive aspects of a particular property.
Experienced Negotiations - Consultants oversee all research and negotiations on their client’s behalf. It is essential to establish a considered opinion of value before starting negotiations in order to give clients confidence in the price they ultimately pay. Once a property has been selected, consultants assess the comparable evidence, discuss tactics and handle the negotiation. In instances where the vendor has more than one bid to consider, Napier James has great relationships and our reputation is sometimes essential in securing a favorable deal for you.
Comprehensive Press Reporting - Client receive regular reports enabling them to oversee the work undertaken on your behalf. These reports will document our search activity and highlight any conclusions or or changes to the brief. Once a property acquisition and agreed Napier James consultants will produce a comprehensive property report which includes our search brief, comparable sales figures, evaluation of market data and local area information.
Oversee Conveyance - Once a deal is agreed, your consultant will proactively co-ordinate with all parties and oversee the entire process on your behalf. The aim is to ensure the deal proceeds to completion and exchange as quickly and smoothly as possible.
